Different Types of Smoke

There are two different types of smoke–wet and dry. As a result, there are different types of soot residue after a fire. Before restoration begins, SERVPRO of San Mateo will test the soot to determine which type of smoke damage occurred. The cleaning procedures will then be based on the information identified during pretesting. Here is some additional information:

Wet Smoke – Plastic and Rubber

  • Low heat, smoldering, pungent odor, sticky, smeary. Smoke webs are more difficult to clean.

Dry Smoke Paper and Wood

  • Fast burning, high temperatures, heat rises, therefore, smoke rises.

Protein Fire Residue – Produced by evaporation of material rather than from a fire

  • Virtually invisible, discolors paints and varnishes, extreme pungent odor.

Surviving a natural disaster that strikes your home or business is only the beginning; recovering from the event inevitably brings new challenges. While property owners carry insurance to protect their investments and facilitate recovery, failure to understand the finer points of these policies can set the stage for frustration and hardship. What exactly is the role of insurance in disaster recovery? It is a surprisingly difficult question; the answer varies widely depending on numerous factors. These factors include the insurance policies in place, the type of disaster, the geography of the area and its history of disaster.

THE FLOOD PROBLEM

While property owners should always be aware of what their insurance does and does not cover, there is one type of disaster that demands special attention: flooding. The most common form of disaster, floods can be triggered by hurricanes, storms, landslides, earthquakes, and other catastrophes, and the damage they cause is typically not covered by standard homeowner insurance policies. Unfortunately, many property owners do not realize that fact until it is too late. According to the National Association of Insurance Commissioners, a third of U.S. heads of household mistakenly believe that flood damage is covered by a standard homeowner policy; it is a costly misunderstanding that can leave property owners without the financial means to recover after a disaster.

The Federal Emergency Management Agency says that flood claims averaged over $2.9 billion a year. Unsurprisingly, residents living in high-risk areas made the majority of the claims; after all, statistics show that a home in these locations has a 1 in 4 chance of flooding during a 30-year period. However, individuals living in other places can still suffer damages. One-fifth of flood claims are made by people living in lower-risk areas.

UNDERSTANDING FLOOD INSURANCE

A mere 20 percent of the homes in the United States that are at risk for flooding are covered by flood insurance. Why do so few people have coverage for flooding? Part of the problem is that most private insurers will not offer flood insurance because they simply cannot make the economics work thanks to a concept known as adverse selection. What is adverse selection? Simply put, it means that the people at greatest risk are most likely to buy insurance. Normally, insurers offer coverage to a large number of customers, charging each a small fee. Not everyone will suffer damage, and the amount the insurers collect allows them to pay for the claims filed by those who do while still making a reasonable profit. However, in a perfect example of adverse selection, the people who tend to purchase flood insurance are also the ones who live near large bodies of water and have the greatest risk of suffering flood damage. Individuals who view flooding as unlikely are generally uninterested in buying flood insurance. As a result, the pool of people willing to pay for flood insurance is not large enough to generate sufficient funds to meet the demand created by people making flood claims.

If private insurers do not offer flood insurance, what can property owners concerned about flooding do? Policies are available that are backed by the federal government’s National Flood Insurance Program. Here, participating communities agree to meet FEMA's guidelines for reducing flood risk. In return, they receive the promise of federal help if a flooding event occurs. Both property owners and renters who live in a participating area can buy flood insurance. Costs vary widely. The price tag for this type of policy is determined by the deductible selected, the amount of coverage purchased, the condition of the property and its location.

PROTECTING YOUR PROPERTY FROM FLOODING

How would you recover if your home or business was damaged by flooding? Ensuring your home or business is one of the best ways to protect your property and increase the chances that you will have the assets you need to recover from a disastrous flood. Be sure that you understand your policy, and do not wait until a storm is imminent to buy flood insurance. In most cases, there is a 30-day period between when the policy is purchased and when it goes into effect.
If flooding or some other type of disaster does damage your residential or commercial property, SERVPRO of San Mateo can help. We are capable of responding rapidly to catastrophes of all shapes and sizes. As trusted leaders in the restoration industry, we understand that delay can result in additional damage. How SERVPRO of San Mateo handle Restoration & Cleaning

1/10/2019 (Permalink)

Cleaning Services

You know SERVPRO of San Mateo is a leader in Fire and Water Cleanup & Restoration, but our professional residential cleaning services can also make a dirty carpet "Like it never even happened."

SERVPRO of San Mateo begins deodorizing the residence or facility immediately using the following procedures:

  • Installation of a solid odor absorption gel into the return air of the HVAC (Heating, Ventilation & Air Conditioning) system
  • Applying a wet fog to open spaces, attics, and/or crawl spaces
  • Dry fogging the interior areas of a residence
  • Temporary installation of an ozone generator to remove biological or difficult carbon odors
  • Use of chemicals and detergents with deodorant additives

Restoration & Cleaning in Various Situations

Air/Heat Conveyance Systems

Our HVAC technician first checks for soot or particulate migration by inspecting the unit and return air filter as well as the end of the duct line. If the system requires restoration and cleaning, our team removes the air registers as needed and detail-cleans them with a degreaser. While registers are down, we vacuum inside the duct lines as far as possible to remove any particulate matter. We reinstall registers and cover them with a filter media to prevent re-depositing of particulate on restored items. After it has been cleaned, we apply a unique sealer throughout the duct system using an atomizer to ensure it covers all interior surfaces.

Ceiling and Wall Restoration & Cleaning

Depending on the severity of the damage, we clean interior walls and ceilings and prepare them for painting or wallpapering by:

  • Carefully removing wall hangings
  • Cleaning all exposed surfaces with degreaser, polish or oil – whichever is appropriate for the structural material
  • Vacuuming and drying clean flocked or papered walls
  • Wet cleaning and degreasing vinyl paper walls
  • Vacuuming heavily textured ceilings

Carpet, Tile, and Hardwood Flooring Restoration & Cleaning

SERVPRO of San Mateo makes every effort to restore flooring materials to a preloss condition. Unless hardwood floors suffer discoloration to the protective coating, we clean them thoroughly instead of stripping and refinishing. Our process includes:

  • Vacuum, steam clean and deodorize carpeted areas
  • Degrease and deodorize all tile including sheet vinyl, floor tile, and ceramic
  • Clean hardwoods according to the type of wood and finish

Windows, Fixtures, & Appliances Restoration & Cleaning

SERVPRO of San Mateo excels at cleaning fine fabrics and intricate pieces using wet or dry cleaning methods as required. We carefully inspect and test fabrics to determine which of our System’s five cleaning methods is best suited to your fabrics. We use state-of-the-art equipment designed specifically for cleaning fine fabrics. Typically, we can clean all fixtures and appliances thoroughly without removing them. The process involves:

  • Cleaning interior sides of windows
  • Degreasing and deodorizing lights, ceiling fans, bathroom fixtures, and shades
  • Cleaning exterior of kitchen appliances

Furniture Restoration & Cleaning

Although cleaning may not restore all furniture to a “new” condition, particularly when pieces are older or worn beforehand, we work hard to repair and refurbish as much as possible. This includes:

  • Vacuum and clean upholstered items such as sofas, chairs, cushions, and drapery – depending on the type of fabric
  • Clean leather and vinyl furniture with a mild degreaser and leather treatment.
  • Hand clean, degrease and deodorize hard surface furnishings such as tables, nightstands, dressers and bookcases

If the furniture is permanently discolored because of the loss, we provide documentation to the insurance adjuster.

Fire Loss

1/9/2019 (Permalink)

Fire and smoke damage can have a severe impact on your home or business. Fire wreaks havoc on your respective facility and leaves countless necessary repairs in its wake. SERVPRO of San Mateo is committed to immediate emergency response to fire damaged homes and businesses.

Our team is certified and trained in fire and smoke restoration and can capably handle any amount of damage you’ve experienced. Be sure to call us first to handle the job. We will communicate directly with your insurance company to enable the project to reach completion as smoothly as possible.

 WHAT WE DO

The first thing we do when on site is to identify all affected materials and the source of any odors. The only way to properly clean smoke and fire damage is to be extremely thorough. Ash residue is easily disturbed and can spread through the building with ease, causing nearly everything to need restoration. We will identify what can and cannot be salvaged and will remove any built-up ash residue that is coating surfaces. Over time, ash builds up in layers, and may eventually form into a lacquer-like consistency. Once this is done, we will locate the source of the odor, and treat it with specialized detergents that are formulated for neutralizing this kind of odor.

Mold grows and spreads quickly

Mold spores develop in dark, damp environments. It can grow in many places, behind a shower wall, in a dark hallway closet, on a bathroom ceiling, in an enclosed laundry room, or under a kitchen sink anywhere the environment is dark and damp. When these spores are agitated, they become airborne. They can be inhaled, absorbed through the skin, or ingested with food.

What you need to know about Biohazard

12/27/2018 (Permalink)

Biohazard Cleanup Services

SERVPRO of San Mateo and its compassionate restoration professionals provide biohazard cleanup, decontamination, and restoration services for tragic, traumatic, and emotional events. We are sensitive to your needs and offer biohazard cleanup for unattended deaths, homicides and suicides, blood and bodily fluids, trauma and crime scenes, and illegal drug laboratories.

Your privacy is important to us and we strive to be as discreet as possible throughout biohazard decontamination and restoration. To keep you safe, our local biohazard remediation and cleaning teams wear all required personal protective equipment to prevent cross-contamination.

Let us give you peace of mind in an emergency. With 60-minute response time, our compassionate and dependable specialists will clean up your disaster discreetly. We can even bill your insurance directly.

WHAT IS CONSIDERED A BIOLOGICAL HAZARD

Biohazards include any substance that poses a health risk to human and other living organisms. Common biohazards include medical waste, drug paraphernalia and supplies, blood and bodily fluids, biological material, and toxic chemicals. We strongly recommend that you do not try to clean up biological hazards on your own, as there is a potential risk of spreading contaminants.

BIOHAZARD CLEANUP AND REMEDIATION SERVICES

Our goal is to restore your home or business to its original, livable condition. We begin by removing and disposing of potentially infectious and hazardous materials according to industry standards and government regulations. Our biohazard cleanup specialists then decontaminate and sanitize all affected areas and items. Unfortunately, it may be necessary to discard some porous materials contaminated by hazardous materials.

Blood and Bodily Fluid

Situations involving blood and bodily fluids pose a risk for spreading bloodborne pathogens, bacteria, and viral contaminants. If not properly cleaned and disinfected, these biological hazards may spread diseases or present health risks. We use industry-standard biohazard remediation and cleanup procedures to decontaminate, sanitize, and restore your home or business after a traumatic accident or event.

Unattended Deaths

Our biohazard teams provide complete cleanup and decontamination services after an unattended death. An unattended death involves someone who has died alone but is not found immediately. Elderly or ill individuals who live alone are most susceptible to passing away alone, but unattended deaths also include sudden accidental deaths, suicides, overdoses, and homicides. In the wake of an unattended death, our compassionate technicians will properly clean, sanitize, and deodorize the scene.

Suicide and Homicide

Suicides and homicides are tragic and emotional events. Let our trained and compassionate cleanup crews professionally clean and disinfect affected areas to prevent contamination.

Crime Scene

Crime scene cleanup can be extremely distressing and emotional. Our professional cleanup teams use professional disinfectants to clean and restore your home or business after a traumatic experience or tragic event.

Illegal Drug Labs

We clean up illicit drug production labs including those used to produce or process methamphetamine, fentanyl, and heroin. The chemicals used in the production and processing of illegal drugs are volatile and may cause explosions or fires. Even the residues left behind can be dangerous and toxic. Our biohazard remediation and cleanup professionals follow all state and federal regulations for the cleanup of illicit drug labs.

WHAT IS BIOHAZARD REMEDIATION AND CLEANUP?

Biohazard cleanup and remediation is about restoring your life in the aftermath of a tragic event or traumatic experience. Our compassion and professional crews are here to guide you through the remediation process. We document the scene and all work to simplify your insurance claims process and can even work directly with your insurance company. Your privacy is important to us and we are unobtrusive and discreet as possible.

After an assessment, we protect your property against cross-contamination before beginning the cleanup process. Next, we remove hazardous contaminants and properly dispose of them in accordance with local regulations. Then we clean, disinfect and deodorize the affected areas.

Cross-Contamination Prevention

Your safety is our primary concern, so we use industry-standard cross-contamination protocols to prevent the spread of hazardous contaminants.

Removal and Disposal

We then remove and safely dispose of hazardous contaminants, including biological material, blood, and bodily fluids. Depending on the circumstances, it may be necessary to remove affected flooring or other structural materials.

Clean, Deodorize, and Disinfect

Using professional cleaners and disinfectants, our technicians remove traces of blood, bodily fluids, and biologic material.

Local Professionals

Our crews are local, trained professionals with years of experience in biohazard cleanup, decontamination, and restoration.

We always offer 24-hour emergency service and a 60-minute response time. Let our compassionate and dependable restoration specialists give you peace of mind in an emergency.

The Risks of Mold

12/27/2018 (Permalink)

Mold Remediation The Risks of Mold This Photo shows one of the ways Mold looks like, Its white, Fuzzy and 100% completely harmful. This mold grew underneath the hardwood floor.

WHAT IS MOLD?

Mold is a microscopic, airborne fungus that decomposes organic material in the presence of moisture. The key to preventing mold is to control moisture. Many building materials are conducive to mold growth if there is a persistent source of water. Kitchens, bathrooms, and basements are especially prone to mold because there are consistent sources of moisture, including standing water, humidity, and condensation. Certain seasons and climates are also more conducive for mold growth as well.

Mold is typically blue, green, grey, and black, may look fuzzy, and usually grows in thread-like structures. Other signs of mold are persistent odors, crumbling walls, discoloration spots, and peeling paint. Cleaning mold with bleach only treats the symptom. Without resolving the source of the water, mold will return.

Cleaning the mold with a mixture of bleach and water is not enough and not a wise choice. Mold is a symptom associated with a persistent source of moisture, such as a leaky pipe, persistent condensation, or consistent humidity. The source of moisture must be fixed to prevent mold from returning.

MOLD REMEDIATION

Mold is always the symptom of some type of water issue. Without a source of moisture, mold cannot thrive. Aside from the health risks of mold, it can weaken building materials or even cause structural issues if left unresolved.

After an initial assessment, our highly trained and experienced crews will remove materials contained with mold. To prevent a recurrence, they clean, clean, deodorize, and sanitize the area.

Common Causes of Mold Growth

  • Persistent Condensation
  • Consistent Humidity
  • Leaky Water Pipes and Plumbing Fixtures
  • Flood Damage That Was Improperly Cleaned Up
  • Leaking Roofs or Windows

SERVPRO of San Mateo always offers 24-hour emergency service, let our compassionate and dependable restoration specialists give you peace of mind in an emergency.

Mold Removal Services in San Mateo and Surrounding Areas

SERVPRO of San Mateo is your local expert for mold inspection, mold remediation (mold removal) contractor and water damage repair.

Molds common to San Mateo and surrounding areas are microscopic organisms found virtually everywhere, indoors and outdoors.

Mold spores are very tiny, light-weight, and easily-detached by airflow, vacuuming, walking on carpet, or sitting on a couch. In indoor environments mold spores grow in carpets, hardwoods, walls & any porous materials. They produce and release millions of spores, which are small enough to stay airborne, threatening to invade the human respiratory system.

In large quantities, Black mold and molds can cause allergic symptoms like those caused by plant pollen. Mold growths can often be seen in the form of discoloration, ranging from white to orange and from green to brown or black.

For mold to grow, it needs food sources (such as leaves, wood, paper, or dirt), a source of moisture, and a place to grow.

What is Toxic Mold?

While mold exists everywhere, it sometimes takes on a dangerous form. The scientific name for the greenish-black mold that turns up on carpet, wallpaper, ceiling tiles, and even wet leaves is Stachybotrys Chart arum or Black Mold. It produces a mycotoxin that causes mycotoxicosis and is thought to be the cause of “sick building syndrome.”

Where Can Mold Turn Up?

Mold can be found in many areas of your home: Attic, Bathrooms, Basement, Bedrooms, Kitchen, Living Room, Garage, and Carpets & Hardwoods.

What to Do If You See Mold?

Do not panic. Try to not disrupt the area where the mold is. Call SERVPRO of San Mateo immediately for mold removal and remediation in San Mateo and surrounding areas. Our highly trained professionals are equipped to remove the mold from your home in a safe and cost-effective way.

Fire Damage Restoration

If you’ve just experienced a fire or smoke damage at your home or business, then you need professional help. That’s why we’re here at all hours, every day of the year to help you recover – 24/7, 365 days a year.

For emergency service, call (650) 931-6060 right now.

As certified fire remediation experts, we use the most advanced processes and equipment in the industry and apply systematic best practices honed over the 50-plus years we’ve been in the business. We put the highest value on open communication and customer service and document the entire fire damage restoration process.

Just Had a Fire? Here’s What to Do Now.

If you’ve just experienced a fire, you might be wondering what to do next:

  • Follow all safety instructions provided by your local fire department personnel.
  • Move pets and kids to a smoke-free environment. Smoke contains carcinogenic gases that can affect their health. Start with a neighbor you trust for immediate aid then move them to a temporary home with friends or family until the fire restoration is complete.
  • Open all the windows. This will get air moving to push the smoke out of the rooms.
  • Make that call – you will need professional help, so before you get too busy, hire a fire remediation specialist who can start work on getting your home or business back the way it was. Insurance policies require that you take reasonable steps to “mitigate damages,” from tarping a damaged roof to boarding windows and making sure smoldering is stopped. SERVPRO of San Mateo provides Its Best Recommendation estimates, has 51 years of experience and is available when you need us most. Call 650-931-6060 right now.
  • Call your insurance company. All policies require that homeowners and businesses report their loss “as soon as reasonably possible.”
  • You know it is time to recover, but where to start? View our "After the Fire: Cleaning Up" to learn more about recovering from a fire – both the structural damage and emotional damage.

There are also tasks you do not want to attempt on your own due to the toxic gases or risk of smoldering ash.

  • Don’t use electrical devices like appliances, stereos or TVs until the fire restoration service deems them safe.
  • Don’t wipe down the walls, wood trim and furniture or any other absorbent surface.
  • Don’t sit on or move upholstered furniture.
  • Don’t consume any food product, including canned items that were exposed to the extreme heat of the fire.
  • Don’t turn on home systems like the furnace or air conditioner.
  • Don’t water your indoor plants until you wipe down the leaves to remove soot.

Fire restoration services have the proper safety equipment to get the work done without the risks.

Fire Restoration Structural cleaning

12/21/2018 (Permalink)

Structural Cleaning

Different types of disasters leave different types of residues present on structural elements. A fire deposits smoke and soot. A water disaster can cause mildew or mold. Structural cleanings are one of the cornerstones of SERVPRO of San Mateo.

This process generally starts by deodorizing the residence (See Deodorization & Odor Removal). SERVPRO of San Mateo will then begin the cleaning/restoration process and proceed room by room. We address all structural elements including: ceilings, walls, floors, windows, doors, window and door openings, baseboards and trims, cabinets, shelves, counters and floors. We also take care of appliances, electrical fixtures, and window coverings. When all cleaning services are completed, we will then provide any necessary steam cleaning services for carpets and upholstery.

The type of disaster will determine the type of cleaning methods used. Smoke damage calls for a degreaser that cuts through smoke and soot to restore surfaces to their pre-disaster condition. Contamination situations require a decontaminating detergent. We also use specialty sponges on items that cannot be cleaned using a wet method. Wood soaps and oils are used on wood paneling and cabinets. Other cleaning solutions are also employed such as window cleaners, silver and metal cleaners, acids for masonry as well as many others.

A structural cleaning generally takes only a couple of days depending on the extent of the damage and the size of the premises. We also work very closely with our customers to coordinate the process and to ensure that the results are satisfactory.

The Institute of Inspection Cleaning & Restoration Certification (IICRC) certifies SERVPRO of San Mateo in the area of Fire and Smoke Restoration.

Advanced Technology and techniques

Advanced Technology and Techniques

The past few decades has seen a rapid advancement in the technology and techniques used in the restoration industry. These advancements allow SERVPRO of San Mateo Professionals to restore a property back to preloss condition quickly, reliably, and more effectively.

The Institute of Inspection Cleaning and Restoration Certification (IICRC) sets practical standards for restoration and cleaning. The IICRC S500 Water Damage Guide is a specific set of practical standards that incorporate the field of psychometry, which involves the manipulation of temperature and relative humidity to remove moisture and dry a property quickly and effectively.

Moisture Detection and Measurement Equipment

Scientific drying principles rely upon specialized equipment to detect, measure, and monitor a property’s moisture levels. Recent advances, like infrared cameras, can help us detect water through a wall, ceiling, or floor.

  • An infrared camera may be used to identify water location for thorough water removal.
  • Sensitive moisture detectors, hygrometers, and other meters measure the extent of moisture saturation

Water Extraction Equipment

Powerful extraction equipment speeds the drying process by removing the bulk of the water from your home or business.

  • Submersible and gas-powered pumps for continuous pumping of high-level water.
  • Truck-mounted and portable extraction units perform efficient water removal.

Drying Equipment

Industrial strength air movers and dehumidifiers are needed to remove the remaining moisture from ceiling, walls, and floors of your home or business. Proper drying helps to prevent swelling and warping of floors, walls, and furniture as well as any secondary damage from happening.

  • High-speed air movers causes moisture to evaporate at a faster pace
  • Industrial grade dehumidifiers pull the water vapor from the air.

Odor Removal and Deodorization

Water and fire damage often causes powerful odors. The machines we use remove airborne contaminants and control the air quality during the restoration and cleanup process.

  • Air scrubbers
  • Thermal foggers and deodorization agents

Sanitizing Agents, Germicides, and Anti-Microbial Treatments

The use of OSHA-approved cleaning agents may be needed to clean and remove odors and/or contaminants on your property.

  • Deodorization products control odors from excessive moisture.
  • Disinfection products stop the growth of bacteria, fungi, mildew, and other harmful microorganisms.

Ozone and Deodorization

12/17/2018 (Permalink)

As experts in deodorization, SERVPRO of San Mateo is trained to identify and eliminate offensive odors. These odors can come from several sources both inside and outside a structure.

SERVPRO of San Mateo relies on several different deodorization methods depending on the odor, the severity of the odor and the source of the odor.

Thermal fogging is a common method of deodorization used to dissolve the odor-producing impurities deposited by smoke and other odor-producing elements. It is an excellent deodorization method for minor odors such as light smoke or a light pet odor.

Thermal foggers rely on a deodorizing chemical that is vaporized in the fogger then blown into the room permeating all the contents and structural elements. The vaporized chemical will pair with the odor molecules to absorb them and rid the premise of the smell. This process is quite effective when combined with necessary cleaning.

Ozone deodorization is extremely effective for more serious odor. This is the primary method for clothing, upholstered items, papers, books or any other porous material affected with an odor. Ozone is produced by a machine into an airtight chamber where all items needing deodorization have been placed. The machine takes oxygen out of the air, charges it electrically and turns it into Ozone. Ozone is highly reactive and combines with malodor molecules to chemically alter their structure and rid property of odor.

Because ozone can penetrate fabrics and surfaces to the same extent that the malodor did, it is the most effective means of long-range deodorization and it is permanent. There is no residual odor from the process itself and no damage to the property. Ozone also kills bacteria and fungi and works as a sanitizing agent. It is a permanent method - once an item is deodorized, the odor cannot and will not return.

Another method of deodorization involves utilizing an Air Filtration Device (AFD). This machine relies on three filters to purify and deodorize the air. With the AFD and the filters it will remove 99.9% of odor causing molecules. The first filter removes large particles up to 10 microns and larger. The second filter removes particles up to 1 micron and larger and the third or HEPA filter removes the smaller size fibers from the air. All processed air is vented to an outside source and the air in a building is "scrubbed" clean. This machine is also commonly known as an air scrubber and can be used as a negative air machine.

The science of identifying and eliminating odors can be a tricky thing, so give us a call, and leave the restoration to us SERVPRO of San Mateo.

Water Damage Process

12/14/2018 (Permalink)

Our Water Damage & Water Extraction Process

Water is responsible for more interior property damage than any other substance. As such, it is critical to address water damage and its after effects right away. SERVPRO of San Mateo has the expert team to get your home or business back on its feet.

Upon receiving your call, we quickly dispatch a crew to assess the amount of water damage in the loss location and the number of rooms and/or floors that are affected. When we arrive, we review the scope of the restoration work with you in detail. There is a typical three-step process that involves:

  • Water extraction - First, we extract standing water from all floor coverings (carpet, wood flooring, tile, vinyl). Until water is removed, it can continue to damage the building’s structure and contents.  Our technician determines if the pad and floor coverings can be dried out in place or if they must be removed.
  • Detection - We use moisture detection tools to monitor water damage in materials including drywall/plaster, trim work, and cabinets. When we determine how saturated materials are, we either: dry them in place using specialized equipment, remove the materials, or employ a combination of both methods.
  • Drying - We determine the amount and type of drying equipment needed. Typically, we install a combination of drying fans, dehumidifiers, and negative air machines. We examine many factors (such as when the loss occurred, the magnitude of water damage, and size of the affected areas) to determine the best drying strategy to utilize as well as the quantity of equipment necessary.

Categories of Water Damage

Categorizing the level of contamination of the water in a damaged structure not only helps us perform a loss assessment, but it is also essential for establishing correct drying strategy and procedure. Water damage is divided into three general categories:

  1. Clean water that originated from a source that does not pose substantial harm to humans. Examples include: broken water supply lines, melting ice or snow, falling rainwater, broken toilet tanks, and toilet bowls that do not contain contaminants or additives. Clean water may deteriorate with time as it dissolves or mixes with soils and other contaminants.
  2. Gray water contains a significant level of contamination and has the potential to cause discomfort or sickness if consumed by or exposed to humans. Gray water may contain chemicals, bio-contaminants (fungal, bacterial, viral, algae), or other contaminants. Examples include: discharge from dishwashers or washing machines, overflows from washing machines, overflows from toilet bowls with some urine (no feces), sump pump failures, seepage due to hydrostatic pressure, broken aquariums, and punctured water beds. Gray water that remains untreated for longer than 48 hours may escalate to Category 3.
  3. Black water contains pathogenic agents and is grossly unsanitary. Anyone with a compromised immune system, respiratory problems, or allergies, as well as young children and the elderly must remain off the job site until the building is judged safe for occupancy. Black water includes sewage and other contaminated water sources entering or affecting the indoor environment, such as: toilet back flows, flooding from seawater, ground surface water, and rising river water. Category 3 water can contain contaminants such as pesticides, heavy metals, or toxic substances.

To further ensure a safe and effective environmental remediation, our crews are rigorously trained in mold removal procedures approved Institute of Cleaning and Restoration Certification (IICRC). In addition, all our superintendents, operations managers, project managers, project directors and regional managers hold Certified Mold Remediation (CMR) certifications.

Fire Damage Restoration

12/12/2018 (Permalink)

Fire Damage Fire Damage Restoration This Fire was cause by electrical wiring in attic.

The nature of a fire creates special problems worthy of comprehensive treatment. SERVPRO of San Mateo has the trained personnel and equipment to handle all aspects of fire damage, large or small.

Fire losses must be handled with special care since many types of materials can fuel a fire. Large amounts of water are required to extinguish the blaze, thus introducing concerns of corrosion, mold, and mildew growth

After fire or smoke damage occurs, many conditions need to be addressed immediately. The procedures involved following a fire loss are:

  • Debris removal
  • Onsite dry down
  • HVAC Cleaning
  • On-location and off-location contents cleaning

Debris Removal

Depending on the severity of the fire damage, debris removal is the first step in remediating a fire loss. SERVPRO of San Mateo will conduct debris removal and some initial deodorization to gear up for the rest of the remediation project that will follow.

Drying Out Water Damage

Our highly trained technicians are prepared to handle the water and moisture damage that lingers after a fire is put out. Depending on the condition of the property damage, if it is safe to do so, a thorough dry down of the area will be initiated for mold prevention, to halt mildew growth, and prepare for the next step of the fire damage restoration.

Deodorization and Cleaning

Most fire-affected buildings and their contents show evidence of severe soot fallout and contamination, as well as a lingering odor that must be treated professionally. Extensive cleaning of the facility’s HVAC system, furniture contents, walls, and fixtures is necessary to avoid exposure to lingering particulate and smoke that can irritate the eyes and throat. To properly remediate these conditions, we remove odor from the area and clean remaining contents, plus the main air heating and exhaust systems (HVAC).

Approaching Mold and Mildew

  2. Hidden moisture, such as in ceiling plenums and wall cavities, must be tracked and measured.
  3. The right equipment for the job must be properly placed for rapid drying.
  4. Daily moisture readings should be recorded and reported (a critical defense in case of health allegations).

You want to help prevent illness, allergies, asthma in your children, unpleasant odors and promote optimal conditions for health. This will help cut down on time lost from school or work, and help your family and co-workers be more productive in life.

The Distructive power of Water

12/6/2018 (Permalink)

Destructive Power of Water

Water is the single most long-term destructive substance in the indoor environment. Excess moisture or flooding can cause structures and personal property to rapidly deteriorate. The problem becomes more serious when the water is unsanitary or clean-up services are delayed.

The harmful effects of water are sharply reduced by prompt and effective intervention, especially within the first 24-48 hours. Even though the damage may look severe, cleanup and restoration can produce amazing results. From furniture to family heirlooms, office computers to production machinery, SERVPRO of San Mateo has successfully restored water-damaged structures and property Since 1967.

Water Damage Cleanup and Repair

The restoration process is very scientific. To determine if your property can be restored or must be replaced, we evaluate three criteria:

  • Amount of Property Damage
  • Degree of Contamination
  • Replacement Costs vs. Restoration Costs

If not promptly and properly dealt with, water damage can cause major business interruption, financial burdens and potential health risks.

Our Water Damage Restoration Process

Every water disaster is different, from the amount of water to the level of contamination of the water. Each scenario requires a unique solution, but the general process stays the same. The steps listed below illustrate our process for the “typical” water damage emergency.

Step 1: Emergency Contact

Step 2: Inspection and Damage Assessment

Step 3: Water Removal/Water Extraction

Step 4: Drying and Dehumidification

Step 5: Cleaning and Repair

Step 6: Restoration

Water damage could be caused by storm rain water flooding and residual dampness from home or commercial building leaks and ground seepage.

Our method of repairing and restoring damage caused by water goes several steps beyond simple “cleaning up”.  Water removal is just the first immediate step.  The end goal is to ensure that you home is dry and protected from future damage.

Water restoration services consist of the following procedures:

Water Removal: Removing and pumping out excess water begins the restoration process.

Deodorization:  Foul odors can be eliminated by applying techniques such as ozone treatment, crystals, dry fogging, and wet fogging. Because we are a San Mateo County and Bay Area professional water damage restoration provider and a locally owned and operated SERVPRO franchise we have access to and utilize state-of-the-art equipment and materials for all of our services to provide the highest quality results.

Mold and Mildew Removal: A new product available to disinfect mold outbreaks is called SERVPROXIDE™.  To achieve long-term results, this procedure must be performed by an expert restoration services provider.  Using scientific technology, technicians can kill and remove developing mold and mildew.

Drying and Dehumidifying: Extremely effective air moving and monitoring equipment is put in place to remove extremes. These processes are necessary to remove moisture in the air and on walls, floors etc.

Content Restoration: This procedure involves cleaning, deodorizing and disinfecting clothing, draperies, furnishings, beds, mattresses, carpets, sofas etc. These items can be successfully restored, but prompt action must be taken because harmful microbes, mildew and mold grow very fast in a damp environment.

Decontamination: Water restoration services also decontaminate and clean any items that are able to be restored.

Get Over Disaster Faster With A Business Recovery Plan

General Get Over Disaster Faster With A Business Recovery Plan Prepare for Emergencies with A Recovery Plan

Emergency management officials often say that the best time to prepare for disaster is before any threat is on the horizon. Being proactive by creating and testing a disaster plan for your business allows you to have everything needed in place, increasing the odds that your company will survive the storm and be able to get back to business quickly after a catastrophe. There are several things you need to do when crafting a disaster recovery plan.

IDENTIFY THE RISKS

Some disasters are universal; for example, fire is always a threat. The risk of other disasters, like hurricanes or earthquakes, varies depending on your location. First, determine what types of disaster are most likely to impact your business. Then, identify how various disasters would affect your operations and plan accordingly. Emergency management agencies in your area are a good resource.

EVALUATE YOUR INSURANCE COVERAGE

Review your insurance and make certain that you understand exactly what it covers. Does it provide sufficient compensation for physical losses? Will you be able to restore crucial materials and equipment? Is flood damage covered? What about business interruption?

PINPOINT CRITICAL BUSINESS FUNCTIONS

Certain business functions are absolute necessities. Who and what will you need in order to keep things functioning in the wake of a disaster? Work up a list of responsibilities and assign them to your employees so that everyone is prepared to respond effectively.

PLAN TO COMMUNICATE

Communications often break down in a crisis, so it is important that you have a plan in place. Draft a list of emergency contacts and store it in multiple locations. Know who will provide notifications and how they will do so.

BACK UP VITAL DATA

Make it standard procedure to back up all critical data regularly. Backups should be stored in an off-site location. Copies of insurance policies, legal papers and other important records should also be stowed safely.

PROTECT YOUR TECH

Prepare to protect your technology by developing a recovery plan for your information technology. Make certain that it includes a way to regain Internet access, resource requirements, data restoration plans, and procedures for the recovery of computers, wireless devices, networks, servers, apps and your data.

CREATE A RELOCATION STRATEGY

What happens if a disaster renders your location unusable? What arrangement would allow you to keep operating? Is telecommuting a possibility? Would you rent facilities or temporarily share space with other businesses?

IDENTIFY ESSENTIAL SUPPLIERS

What suppliers and other businesses are vital to your operations? Identify alternative vendors so that you will know where to turn if a regular one is unable to deliver due to an emergency. In addition, identify a restoration company that can help you get your company’s premises back to normal.
Every emergency is unique, and following the directives of the emergency management authorities in your area is essential for the safety of you and your employees. When it’s time to begin the recovery process, count on SERVPRO. With more than 16,500 franchises, we have the resources necessary to get the job done so that you can get back to business. Commercial Water Damage Restoration

Water Damage Commercial Water Damage Restoration Flooding which Caused Water Damage

We use water every day. We play in it, bathe in it, drink it, and take it for granted as we use it for a million and one things. Water permeates our lives, but we rarely recognize just how powerful it can be. Frankly, most people do not give a single thought to its destructive capacity until the realities of water and flood damage make it impossible to ignore.

THE REALITIES OF WATER DAMAGE

Water can enter your commercial facility in a multitude of ways, and it does not take long for damage to occur. The presence of small amounts of water for even a short time in areas that are not intended to be wet can result in water stains, rot, warping and mold contamination. Sometimes that damage is readily apparent. In other cases, it is hidden away in areas that are difficult to see. Regardless of where the problem is, it is vital that you act immediately to protect your property. How should you tackle commercial water damage? With the likelihood of unseen damage and the ease with which mold contamination can spread, the best solution is generally to call in a professional restoration company.

SOURCES OF WATER DAMAGE

Whether it flows in through gaps in a commercial building’s envelope, escapes from internal plumbing or materializes out of thin air as condensation, water often finds its way into places it does not belong. Sometimes, a natural weather event is the culprit; a massive storm causes flooding, a wind event damages the building and lets the rain inside, or ice builds up and pushes melted snow under shingles and into the structure. It may seem counterintuitive, but fire is another source of water damage because water is intentionally introduced into the building to put out the flames. Plumbing issues like broken sprinklers, leaking pipes, hot water heater troubles and overflowing toilets are also common causes of water damage. Even high humidity can introduce enough moisture to cause problems.

SIGNS OF WATER DAMAGE

The sight of water where it should not be is an obvious red flag. Other signs that suggest water damage include stains and discolorations on walls, floors or ceilings, surfaces that are buckling or warped, areas that are crumbling or rotten, and the pungent, musty odor of mold. Unfortunately, water damage can be difficult to detect because it often extends into unseen areas like inside walls and crawl spaces. Even if the primary flooding event occurs in an area that is readily accessible, water can seep into these hidden spaces, and if they are not properly addressed, you have an ideal recipe for water damage and nasty mold growth that can negatively impact the health of you, your employees and your customers.

DEALING WITH WATER DAMAGE

If you suspect that you are dealing with commercial water damage, time is of the essence because any delay can result in damage that is more extensive. The premier water damage restoration company in the United States, SERVPRO can provide the assistance you need to get your commercial facility back in business quickly. They will also apply antimicrobial, antibacterial or disinfectant treatments as needed and deodorize the space to eliminate unpleasant odors.

Mold and Your Commercial Property's HVAC System

2/2/2018 (Permalink)

Mold Remediation Mold and Your Commercial Property's HVAC System Mold Growth in HVAC System

While mold growth in a commercial facility can be the result of a variety of factors, its HVAC system is often the culprit. With their extensive assemblage of drain pans, ducts, piping, filters and heat exchangers, these systems can provide an ideal environment for mold growth if they are not properly maintained. They also offer a convenient pathway for mold spores that can allow them to spread throughout the facility. For effective mold prevention, detection and removal, it is vital that facility managers have a good understanding of mold and how it interacts with an HVAC system.

UNDERSTANDING MOLD

Mold is always present; it is considered a problem when growth is visible on interior surfaces, reaches excessive levels or features species different from those present in outside air. To flourish, mold requires an acceptable temperature, a food source and sufficient moisture. Unfortunately, the temperatures that people prefer to maintain indoors are conducive to mold growth. Food sources like wood, paper, cardboard, fabric, carpeting, furnishings and drywall are also readily available in most buildings. This means that controlling or eliminating moisture is the best strategy for preventing mold growth.

ASSESSING YOUR HVAC SYSTEM FOR MOLD

Issues with the design, installation or maintenance of its HVAC system can leave a commercial facility vulnerable to mold. When assessing the HVAC system for mold, there are several key components that should be inspected, including:
Drain pans and coils. Cooling cools pull humidity from the air. The resulting condensate water should drip into a drain pan and exit the system via a deep seal trap, but improper design or maintenance of the drain pain can result in standing water, an ideal microbial habitat. Proper sloping and regular cleaning of the drain pan allow it to function appropriately.
Dehumidification equipment. The wet surfaces found here can supply the moisture necessary for mold growth. Periodically treating them to prevent microbial growth is crucial, but care must be taken to avoid dampening duct linings.
Cooling towers. Water quality monitoring and periodic chemical treatment can help prevent microbial growth. If sediment accumulation is an issue, physical cleaning may also be required.
Outdoor air dampers. Debris on screens and grills can build up, blocking them and providing a harbor for mold growth. Regular cleaning can head off potential problems.
Ducts. While some dust is to be expected, areas that are subject to restricted airflow or moisture are susceptible to contamination. Spaces with duct lining can also be more vulnerable. To avert trouble, maintain filters, coils and drip pans, protect key system components from moisture accumulation, and repair any water damage promptly. It also helps to minimize the buildup of dust and debris by performing the appropriate housekeeping, especially during any renovation or construction.
Air filters. To prevent contaminants from entering the system, filters should fit properly and match the expected airflows. They need to be changed regularly, and fans should be shut off during the process to avoid contamination.
Air intakes. Groupings of organic material in or near HVAC intakes should raise a red flag. Droppings from birds or bats and debris from areas near garbage cans, standing rain water, drainage ponds, vegetation or freshly disturbed earth can result in elevated levels of airborne fungal spores. Return-air plenum. The space above ceiling tiles is often employed as a return-air plenum, so it is important to follow the code that restricts material in the plenum to avoid contamination and ensure uninterrupted airflow.

DEALING WITH MOLD

The interior structures of commercial HVAC systems offer numerous reservoirs where moisture can linger, creating a perfect environment for mold, and remediation can be incredibly challenging. If mold cleanup is required, it is critical that it be completed by trained workers who have the right tools for the job because the proper use of isolation procedures, decontamination methods and personal protective equipment is crucial. If done incorrectly, attempts at mold removal can damage components of the HVAC system and may actually spread the mold spores to new areas. Many facility managers prefer to rely on professional mold remediation services.

Advice to Prevent Mold Infestation

2/2/2018 (Permalink)

Mold Remediation Advice to Prevent Mold Infestation Mold Growth in San Francisco

Advice to Prevent Mold Infestation

Mold damage, unlike water and fire damage, can often be prevented in a home if the proper precautions are taken. Although a few things in your home such as temperature and humidity can't be efficiently controlled so that mold will be discouraged to grow and you won't be uncomfortable, the most important factor in mold growth - water - can be monitored. Additionally, other methods such as improving ventilation and airflow are entirely possible for the average homeowner, and preventing future mold growth might be easier than you think.

Seal Out Water

Controlling the flow of water into your home is essential in keeping out mold damage in San Mateo. Sealing cracks, making sure windows close correctly and re-tiling roofs once they begin to outlive their average lifespan are all important factors in keeping your home's interior dry and mold out of your hair. These aren't typically expensive renovations, requiring sealant and mold-retardant paint, and you can always hire SERVPRO technicians to ensure that the materials are applied correctly. It's a small price to pay to ensure that mold stays out of your home.

Try and Improve Airflow

If possible, make efforts to improve airflow in your home. Stuffy, stagnant rooms are suitable for mold growth, so opening windows and allowing airflow will always help to protect against mold. Be mindful, however, that you don't leave windows open permanently. If rainwater comes in through those openings, it can cause mold damage and a heap of other problems for you as well. A SERVPRO San Mateo representative may be able to meet with you to help to discuss ways to improve airflow and ventilation in your home, safely.

Clean Regularly

Whether you prefer to clean yourself or hire a service, ensuring that the whole of your home is regularly and thoroughly cleaned is a critical step in ferreting out mold early on and preventing it from finding a suitable surface. Regular cleaning deprives mold of a food source, helps to wipe away moisture, and most importantly gets someone looking at dark corners.

Professional Mold Remediation For Your Home

2/2/2018 (Permalink)

Mold Remediation Professional Mold Remediation For Your Home Mold Damage found Inside Walls in Burlingame, San Mateo County

Believe it or not, mold can occasionally be a good thing. After all, some species of mold are used in the production of antibiotics, foods, and beverages. Unfortunately, the kinds of mold that commonly flourish in homes and businesses are not helpful. These molds range from annoying irritants to dangerous health hazards. Difficult to eradicate and capable of causing real damage, these molds require careful remediation. The proper technique and equipment are vital, so it is a job best left to professionals like the experts at SERVPRO of San Mateo.

What Is Mold?
Molds are microscopic fungi that spread through spores. Mold spores are everywhere, and they are quick to latch onto any organic material in humid environments. They do not need sunlight to survive, but moisture is vital. If the conditions are right, mold can grow quickly, forming large colonies. It can inhabit nearly any organic material, including food, paper or wood products. Mold might resemble moss in appearance, but it is not a form of plant life, and it does not use photosynthesis to feed itself. Instead, it releases enzymes that break down the organic material hosting it, damaging the material so that it can get the nutrients it needs by absorbing the degraded remains. Many homeowners discover mold when they smell its musty, earthy odor.

Is Mold That Dangerous?
Mold is ugly, annoying and truly dangerous. Mycotoxins, liquids or gasses produced by active mold colonies, are incredibly toxic. Ingestion of mycotoxins can cause health problems, and just touching these hazardous chemicals can cause health hazards. Mold is very a nasty neighbor, so you want to take steps to prevent it from moving into your space.

How can you prevent a mold infestation?
Mold spores may be everywhere, but without moisture, they cannot grow into a problem, so controlling moisture and humidity is the best way to prevent a mold infestation. Try to keep indoor humidity below 45 percent. If a plumbing problem, leak or flood introduces moisture, a fast fix is crucial. Your best hope for preventing mold is to stop the inflow of moisture by repairing the problem and quickly eliminating the dampness. Time is of the essence, so if there is a delay in locating or repairing the problem, it may be too late to keep mold at bay. If you suspect that mold has gotten a toehold in your home or business, do not wait. A mold infestation spreads rapidly, so you want to act fast to get rid of it.

What’s Wrong With DIY Mold Removal?
Although it can be tempting to try and clean up mold yourself, smart homeowners call in the professionals immediately. Improper cleaning techniques can spread the mold spores, making the problem bigger than ever. Worse, if the individuals doing the work fail to protect themselves adequately from the mold and the mycotoxins it produces, health hazards are a likely consequence. Prompt, professional mold remediation services can protect your family’s health, stop the mold from spreading further in your home and potentially save you money by preventing additional damage.

What Should I Expect During Professional Mold Remediation?
SERVPRO of San Mateo has the highly trained personnel and professional equipment necessary to tackle mold remediation. When you call us, our team completes a thorough inspection of your property and identify the areas of concern. Certified by the Institute of Inspection Cleaning and Restoration Certification (IICRC), our skilled experts can detect both visible and hidden mold. We also have equipment that allows us to trace the water source that is feeding the mold. After locating the mold, we set up a negative air pressure chamber to isolate the area and prevent the spread of spores that might be stirred up during the remediation process, protecting your family and your home. We also utilize air scrubbers and special HEPA vacuums to corral the mold and eliminate it.

At SERVPRO of San Mateo, we use antimicrobial and antifungal treatments to destroy existing mold colonies and prevent new ones. Depending on the amount of mold growth and the surfaces involved, it may be necessary to remove porous materials like carpet, paneling or drywall. If your situation requires it, we can handle it, disposing of the materials safely to avoid contaminating other spaces in your home. Of course, not every item exposed to mold is a lost cause. Our technicians have the expertise to restore many types of belongings and can clean and sanitize things like household items, curtains, furniture, clothing and other decor. We can also deodorize the space to remove the mold’s pungent, musky odor.

If you are concerned that you may have a mold issue on your property, do not hesitate. SERVPRO San Mateo is there for you around the clock. Call us today to learn more about our mold remediation services and request our help. (650) 931-6060

An Owner's Guide to Water Damage

2/2/2018 (Permalink)

Water Damage An Owner's Guide to Water Damage SERVPRO of San Mateo can remediate Water Damage in your home or business

We drink it. We play in it. We grumble over the necessity of dashing through it when it falls from the sky as rain, sleet or snow. Water is so common that it can be difficult to regard it as a threat, but water in the wrong place can do serious damage. Whether it is the result of flooding from a storm, a leaky window or a plumbing mishap, water can destroy property and create dangerous health hazards. Mitigating water damage properly is vital to maintaining the value of your commercial property.

The Physical Damage
How can water damage in San Mateo affect your commercial property? It can cause problems in many areas of the structure, including the:

Roof – Clogged gutters or debris on your roof can allow water to pool, leading to mildew and ruined shingles.

Foundation – Inadequately diverted water from around the foundation of your commercial property, it can wreak havoc by permeating the foundation and seeping into the basement, which could affect the building’s structural integrity.

Building materials – Too much moisture can set the stage for rot and deterioration in wood and other common building materials. It can also lead to corrosion of metals. If this destruction is allowed to progress unchecked, costly repairs can be necessary to restore your building

Personal property – Water does not mix with electronics, appliances, textiles or carpeting. If it invades your building’s interior, it can damage your personal property and items belonging to any tenants renting space.

Moisture and Mold
As many property owners have discovered to their sorrow, water damage and mold go hand in hand. A moisture-loving microscopic fungus, mold latches onto damp organic material and spreads rapidly. In addition to the physical damage it causes, mold also creates health hazards. It can irritate the skin of anyone who comes in contact with it, make people who ingest it sick and trigger respiratory problems by lowering the indoor air quality. Because amateur attempts to clean mold up can actually spread it, it is crucial that property managers get professional assistance with mold remediation.

Preventing Water Damage
Regular inspections and routine maintenance offer your best chance of preventing water damage. The signs of water intrusion are sometimes subtle, so tenants might not notice them. Even if they do, they might not think to inform you promptly. Completing inspections and keeping up with routine maintenance chores allows you to spot potential problems quickly and take steps to correct them before they explode into major issues. When inspecting your commercial property for water damage, be sure to examine the:

Roof for signs of damage, puddles or shingle issues.

Gutters and downspouts for damage or clogs that might prevent proper function.

Attic, basement and crawlspaces for leaks or condensation.

Windows, window frames and doorways for condensation or evidence of water intrusion.

Walls and ceilings for water stains.

Ductwork, expansion joints, sealants and flashing for signs of damage.

HVAC drain lines and drip trays for leaks or overflows.

Floors and walls around appliances that use water like water heaters, dishwashers, washing machines, refrigerators, freezers and HVAC units for evidence of leaks.

Bathroom and kitchen sink cabinets for signs of plumbing issues.

Exhaust fans in bathrooms and kitchens for proper function.

When it comes to preventing water damage, your tenants can be excellent allies. Keep them informed about scheduled inspections and maintenance. Educate them by providing tips for avoiding water damage, information on what they should do if water damage occurs, and specifics about how property management can help them deal with an incident.

Recovering From Water Damage

Ideally, your efforts to recover from should begin well before any destruction happens. Developing a continuity plan that outlines what steps you would take to recover after a water damage incident can give you a head start if you ever find yourself forced to deal with this situation. The plan should include:

Commercial insurance coverage that includes the likely types of water damage.

Plans for how you operate while your property undergoes the necessary restoration.

Procedures for assisting your tenants.

Information on how to document the damage.

Information regarding how to contact a trusted restoration professional like SERVPRO of San Mateo.

Does Your San Mateo Home Have A Mold Problem?

2/2/2018 (Permalink)

Mold Remediation Does Your San Mateo Home Have A Mold Problem? In San Mateo, Burlingame, Hillsborough, or San Francisco, mold can spread through a home in as little as 48 hours.

Microscopic mold spores naturally occur almost everywhere, both outdoors and indoors. This makes it impossible to remove all mold from a home or business. Therefore, mold remediation reduces the mold spore count back to its natural or baseline level. Some restoration businesses advertise “mold removal” and even guarantee to remove all mold, which is a fallacy. Consider the following mold facts:

  • Mold is present almost everywhere, indoors and outdoors.
  • Mold spores are microscopic and float along in the air and may enter your home through windows, doors, or AC/heating systems or even hitch a ride indoors on your clothing or a pet.
  • Mold spores thrive on moisture. Mold spores can quickly grow into colonies when exposed to water. These colonies may produce allergens and irritants.
  • Before mold remediation can begin, any sources of water or moisture must be addressed. Otherwise, the mold may return.
  • Mold often produces a strong, musty odor and can lead you to possible mold problem areas.
  • Even higher-than-normal indoor humidity can support mold growth. Keep indoor humidity below 45 percent.

If your home or business has a mold problem, we can inspect and assess your property and use our specialized training, equipment, and expertise to remediate your mold infestation.

Dry Smoke – Paper and Wood

  • Fast burning, high temperatures, heat rises therefore smoke rises.

Protein Fire Residue – Produced by evaporation of material rather than from a fire

  • Virtually invisible, discolors paints and varnishes, extreme pungent odor.

Modifications to Industry Standard for Mold Removal by Robert Lay

2/2/2018 (Permalink)

Mold Remediation Modifications to Industry Standard for Mold Removal by Robert Lay Mold Damage and Mold Spores can spread throughout your Bay Area home quickly if not treated

After years of scare tactics presented by national media outlets, the IICRC pulled the reigns back on fly - by - night restoration companies that claimed to disinfect or remove mold through encapsulation, ozone, or other decontaminants. In doing so, the S-520 was created to help provide a national standard that centered mostly around "source removal" of affected material, as we well as proper standards for creating containment, establishing negative air pressure, and properly removing mold. This document contains a wealth of knowledge pertaining to the health effects of mold exposure and provides usable advice to mold remediators in keeping employees safe. As the restoration industry is a constantly evolving industry, the standard is often considered a 'living' document. Like most industries, change is driven by technological advancements.

What You Should Know About Mold

Mold is a naturally occurring organism and certain levels are considered acceptable in both indoor and outdoor levels. These levels are often referred to as Condition 1 type mold. When physical growth is achieved (Condition 3) on building materials, it has the propensity to produce a Condition 2 type situation where spores and hyphae settle on surfaces. Actual growth includes growth of any type of mold (active, dormant, visible or hidden). Not all mold is harmful, but certain types can cause health effects to immune deficient or allergenic prone individuals.

What Has Changed in the Latest Version

Verbage has been the biggest alteration in the newest version of the S520. Better definitions of trigger words are provided to help remediation specialists better interpret guidelines of the standard of care. Misting is more widely accepted for dust suppression. Rules for better servicing sensitive environment facilities like retirement homes and hospitals have been outlined to include real time data logging system. This decreases risk of cross contamination and helps ensure that Air Filtration Devices and Negative Air Machines are operating properly. Mold contamination of Air Conditioning Systems is also better outlined. Use of EPA approved sealants or coatings are more widely observed. Lastly, contractors may now perform Post Remediation Evaluation, but a 3rd party Industrial Hygienist will still be needed to perform Post Remediation Verification.

How Does This Help Protect You and Your Home or Business

Dampness or visible fungi can be found in 50% of residences across the country (Mudarri and Fisk, 2007). At current there are no accepted guidelines defining normal fungal ecology. Comparative or control samples are needed to assess what can be dictated as "safe" however this does not incorporate certain variables like geography, occupancy, land use, time of year, and time of day. The IICRC S-520 -2015 helps bridge the gap in using technological advances and definitive verbage to reiterate proper remediation efforts are used and quantified in your home or business. Indoor air quality is directly related to personal health and  indoor health professionals are constantly being held to a higher standard as more information becomes available.

Fire Safety and Prevention in California

Fire Damage Fire Safety and Prevention in California Fire Safety Tips to Prevent Unnecessary Damage

With the fires that raged in Napa Valley and Sonoma county, fire safety, both from wildfires and accidental home fires, is a real concern for millions of California residents, including those in San Mateo, Burlingame, Hillsborough and San Francisco, California.

Due to a combination of reasons, including weather conditions (including lack of rain and lack of humidity), increasing temperatures (global warming), and simple human error or carelessness (tossed cigarettes, illegal bonfires, intentional fire-setting), wildfires have been increasing in number and intensity in recent years. This means that experiencing fire damage is a real possibility for many Californians, including those in many parts of Santa Clara County, California.

There’s also the danger of fires starting in your home from electrical shorts or kitchen fires (the most common cause of in-home fires). According to The Red Cross, “If a fire starts in your home you may have as little as two minutes to escape. During a fire, early warning from a working smoke alarm plus a fire escape plan that has been practiced regularly can save lives.” Two minutes! That’s barely enough time to grab your pets and a couple of beloved belongings and escape. Not to mention dealing with the worry about your home due to fire damage because of fires in San Mateo, Burlingame, Hillsborough, and San Francisco.

Here are the top 7 ways to prepare for a home fire from redcross.org:

  • Install the correct number of smoke alarms. Install a smoke detector inside each bedroom, outside each sleeping area and on every level of the home, including the basement. On levels without bedrooms, install alarms in the living room (or den or family room) or near the stairway to the upper level, or in both locations. Test your smoke alarm or smoke detector once a month and replace the batteries at least once a year.
  • Teach children what smoke alarms sound like, and teach them what to do when they hear one. Practice with them twice-yearly.
  • Ensure that all household members know at least two ways to escape from every room of your home, and that you determine a family meeting spot outside of your home in the case of a fire.
  • Establish a family emergency communications plan and ensure that all household members know who to contact if they cannot find one another or cannot meet at the predetermined family meeting spot.
  • Practice escaping from your home at least twice a year, and at random times. Press the smoke alarm test button or yell “Fire“ to alert everyone that they must get out.
  • Make sure everyone knows how to call 9-1-1, no matter how young.
  • Teach family members to STOP, DROP and ROLL if their clothes should catch on fire.

The Red Cross also recommends you follow these fire-safe habits:

  • Keep items that can catch on fire, like flammable clothing, paper, toys, etc. at least three feet away from anything that gets hot, such as space heaters.
  • Smoking paraphernalia is the leading cause of residential fire deaths in the United States. Please do not smoke. If you have to smoke, take precautions: Smoke outside, choose fire-safe cigarettes, don’t smoke in bed, don’t smoke when drowsy or medicated, or if anyone in the home is using oxygen. That’s a disaster waiting to happen.
  • Use deep, sturdy ashtrays and douse cigarette and cigar butts with water before disposal.
  • Talk to children regularly about the dangers of fire, matches and lighters and keep them out of reach.
  • Turn portable heaters off when you leave the room or go to sleep.
  • Never leave a burning candle unattended, even for a minute.

Following these fire-safe habits won’t protect you against wildfires, but there are steps you can take to help reduce the risk of fire damage to your home from a wildfire, such as those that have recently been burning in both Northern California and Southern California.

In the last two years, over 67,000 wildfires have been reported across the country each year, many in California. Yearly, wildfires destroy over 4,000 structures, with 3,000 of them residential. As real estate development expands into forests and grasslands, the chances of wildfire related property damage goes up.

You can’t fight back a wildfire that is encroaching on your home or business, but you can take steps to protect yourself and your property. Learn how you can help protect your home or business from a wildfire.  Keep you and your family safe and know how and when to evacuate. Learn more in the second part of this blog post, to be continued next week.

If you already have suffered fire damage and need fire restoration, please call SERVPRO of San Mateo at (650) 931-6060 for a free estimate. Our highly trained technicians use advanced equipment to make it “Like it never even happened.”

With storm season approaching us, rain and high winds can affect San Mateo and other parts of the Bay Area. When these winter storms occur, there’s a possibly of power outages in your area due to winds knocking down electrical poles or other causes.

It is important for families to be prepared for a power outage that may last for several hours or days after a heavy storm. The National Public Service campaign, Ready Campaign, has shared the following tips regarding power outage:

Before a Power Outage:

  • Build or restock your emergency preparedness kit, including a flashlight, batteries, casa, and first aid supplies.
  • Make sure you have alternate charging methods for your phone or any device that requires power.

  • Know where the manual release lever of your electric garage door is located and know how to operate it.
  • Learn about the emergency plans that have been establish in your community.

During a Power Outage:

  • Keep refrigerator and freezer doors closed. Most food requiring refrigeration can be kept safely in a closed refrigerator for about four hours. A full freezer will keep the temperature for about 48 hours.
  • Put on layers of warm clothing if it is cold outside. Never burn charcoal for heating or cooking indoors.
  • Only use generators away from your home, and NEVER run a generator inside a home or garage, or connect it to your home’s electrical system. Consult an electrician or engineer before purchasing and installing a generator.

After a Power Outage:

  • Throw away any food that has been exposed to temperatures of 40*F (4*C) for two hours or more. When in doubt, throw it away.
  • If food in freezer is colder than 40*F and has ice crystals on it, you can refreeze it.
  • Contact your doctor if you’re concerned about medication having spoiled.
  • Store at least a three-day supply of non-perishable food.
  • Choose foods your family will eat.
  • Remember any special dietary needs.

Mold and Your Commercial Property's HVAC System

11/10/2017 (Permalink)

Commercial Mold and Your Commercial Property's HVAC System This is an example of what can happen when the proper drying processes is not performed.

While mold growth in a commercial facility can be the result of a variety of factors, its HVAC system is often the culprit. With their extensive assemblage of drain pans, ducts, piping, filters and heat ex changers, these systems can provide an ideal environment for mold growth if they are not properly maintained.

After a Disaster

11/10/2017 (Permalink)

Water Damage After a Disaster The Damages in this Garage was caused by a Main Water pipe line on the main street. The pressure of the bursting pipe caused mud to affect the garage

Surviving a natural disaster that strikes your home or business is only the beginning; recovering from the event inevitably brings new challenges. While property owners carry insurance to protect their investments and facilitate a recovery, failure to understand the finer points of these policies can set the stage for frustration and hardship. What exactly is the role of insurance in disaster recovery? It is a surprisingly difficult question; the answer varies widely depending on numerous factors. These factors include the insurance policies in place, the type of disaster, the geography of the area and its history of disaster.

The SERVPRO Commercial Large Loss Division is composed of our best of the best in restoration. Our elite large-loss specialists are prequalified and strategically positioned throughout the United States to handle any size disaster.

Every large loss is supervised by a commercial operations manager to help ensure seamless communication and timely mitigation.

THE RISING COST OF DISASTER

Disasters are emotionally devastating, and they often pack a bruising financial punch as well. They are also on the rise. Tornadoes and thunderstorms were the costliest type of disaster, racking up insured losses of more than $25 billion, according to the Insurance Information Institute.  Insurance companies also paid out another $5.5 billion for insured losses caused by hurricanes. Other forms of disaster like floods, earthquakes, fires and landslides also contributed to the rising cost of disaster.
With both the number of disasters and their costs increasing, insurance companies are taking steps to ensure that they have the dollars needed to pay for insured losses by limiting the amount paid out for reconstruction, offering smaller reimbursements for common types of damage and requiring higher deductibles. Why do property owners accept these less generous policies? For many, the choice is driven by a desire or need for lower, more affordable insurance premiums.

THE FLOOD PROBLEM

While property owners should always be aware of what their insurance does and does not cover, there is one type of disaster that demands special attention: flooding. The most common form of disaster, floods can be triggered by hurricanes, storms, landslides, earthquakes and other catastrophes, and the damage they cause is typically not covered by standard homeowner insurance policies.

Normally, insurers offer coverage to a large amount of customers, charging each a small fee.

Insuring your home or business is one of the best ways to protect your property and increase the chances that you will have the assets you need to recover from a disastrous flood.
Storm Damage Get Over Disaster Faster With A Business Recovery Plan This Boxing Gym was a result of a roof leak and damaged floors, and walls

The SERVPRO Commercial Large Loss Division is composed of our best of the best in restoration. Our elite large-loss specialists are prequalified and strategically positioned throughout the United States to handle any size disaster.

Advice for Mold Infestation

11/8/2017 (Permalink)

Mold Remediation Advice for Mold Infestation In this Residential home mold was appearing in various areas of the Home.

Understanding Mold

Microscopic mold spores exist almost everywhere, outdoors and indoors, making it impossible to remove all mold from a home or business.

Modifications to Industry Standard for mold removal

10/19/2017 (Permalink)

Mold Remediation Modifications to Industry Standard for mold removal This water damage was a result of mold, Property owners did not call to take care of this water damage immediately.

After years of scare tactics presented by national media outlets, the IICRC pulled the reigns back on fly - by - night restoration companies that claimed to disinfect or remove mold through encapsulation, ozone, or other decontaminates. In doing so, the S-520 was created to help provide a national standard that centered mostly around "source removal" of affected material, as we well as proper standards for creating containment, establishing negative air pressure, and properly removing mold. This document contains a wealth of knowledge pertaining to the health effects of mold exposure.

Confusion and misunderstanding surround the topic of mold and mold remediation. Some restoration businesses even make claims to remove all mold from a building. This is a fallacy. Mold spores occur naturally almost everywhere, both indoors and outdoors. These microscopic spores float along in the air and can enter a home or business through windows and HVAC systems. Consider these facts:

What Has Changed in the Latest Version?

Verbiage has been the biggest alteration in the newest version of the S520.

Dampness or visible fungi can be found in 50% of residences across the country. At current there are no accepted guidelines defining normal fungal ecology. Comparative or control samples are needed to assess what can be dictated as "safe" however this does not incorporate certain variables like geography, occupancy, land use, time of year, and time of day. The IICRC S-520 -2015 helps bridge the gap in using technological advances and definitive verbiage to reiterate proper remediation efforts are used and quantified in your home or business. Indoor air quality is directly related to personal health and indoor health professionals are constantly being held to a higher standard as more information becomes available.

Do You Have A Mold Problem?

Mold Remediation Do You Have A Mold Problem? In San Francisco Mold was spread in less then 24 hours

Microscopic mold spores naturally occur almost everywhere, both outdoors and indoors. This makes it impossible to remove all mold from a home or business. Therefore, mold remediation reduces the mold spore count back to its natural or baseline level. Some restoration businesses advertise mold removal and even guarantee to remove all mold, which is a fallacy. Consider the following mold facts:

  • Mold is present almost everywhere, indoors and outdoors.
  • Mold spores are microscopic and float along in the air and may enter your home through windows, doors, or AC/heating systems or even hitch a ride indoors on your clothing or a pet.

When Your Commercial Property Suffers Water Damage, SERVPRO Will Be There

When Your Commercial Property Suffers Flood Damage, SERVPRO Will Be There To Help

Flooding can affect even those businesses that sell products that are dependent on water to ensure many products are viable.

In the Bay Area, floods can happen from external sources, requiring that floodwater residue be removed and sanitation ensue after, or clean water can also be the source of water woes.

When SERVPRO technicians mitigate flooding disasters, we make sure that the moisture level is reduced and that sanitary conditions are also restored. To complete this, we remove standing water and work toward smaller levels of moisture-elimination as quickly as possible.

We would like to start at the humidity level, but this is impossible because moisture travels from wet areas to dry areas. Because equilibrium can never be achieved when there is a source of moisture, we must eliminate from largest to smallest – from standing water to puddles, then on to wet areas, and eventually from dampness to higher humidity.

Sanitizing everything includes cleaning every contaminated surface and also the air. The air must be cleaned, so that not only is breathing pleasant but also safe. Contaminants produce appalling odors for a reason - they are not safe to breathe in, especially on a regular or continuous basis. This is true for shops even when the water that created the disaster is from a pipe or other heavy water leak.

We may have IICRC certifications in Applied Structural Drying (ASD) and Water Damage Restoration (WRT), but we are also experienced in the disasters that can affect any business, and we can help you solve the problems that come with these disasters.

San Mateo Flood Damage

1/30/2017 (Permalink)

We have been cautioning our technicians and project managers to approach job sites slowly, as well as prepared. Sometimes, there can be challenges such as heavy rain, wind, fallen trees, mudslides, or landslides. We take extra time to get to locations because of these potential issues.

Flood Damage in San Mateo and Burlingame

Due to the structure of San Mateo, there are potential areas that can be flooded. Some homes reside on hills, and the city has had many mold and water damage issues due to the humidity.  We are prepared for anything, but safety of our technicians and the homeowners is our #1 concern. If we need to take extra time to complete work or get to the site, we exercise that caution.

After the Disaster

10/11/2016 (Permalink)

Water Damage After the Disaster Interior Flooding

Surviving a natural disaster that strikes your home or business is only the beginning; recovering from the event inevitably brings new challenges. While property owners carry insurance to protect their investments and facilitate a recovery, failure to understand the finer points of these policies can set the stage for frustration and hardship. What exactly is the role of insurance in disaster recovery? It is a surprisingly difficult question; the answer varies widely depending on numerous factors. These factors include the insurance policies in place, the type of disaster, the geography of the area and its history of disaster.

Normally, insurers offer coverage to a large amount of customers, charging each a small fee.

Insuring your home or business is one of the best ways to protect your property and increase the chances that you will have the assets you need to recover from a disastrous flood.
At SERVPRO, we try to make flood damage in San Mateo as rare an occurrence as possible.

Our inspectors are some of the most trained in the restoration business when it comes to keeping your structures water-free. A scheduled inspection to analyze your property before damage has occurred is free. Once finished, we will provide a list of recommendations and a complete price list of everything that our inspectors suggest.

When the worst does happen, though, we're ready for it. We maintain a 24 hour, emergency response and removal team available weekends and holidays. Our professional crews are ready to begin removing water within minutes after arriving at your property and determining both the fastest and least damaging option.
